Hines acquires KRW320 bil office building in Seoul

Harry Lee, country head of South Korea at Hines, claims that Seoul offices continue to be one of Hines’ high sureness locations. He includes: “Granted the building’s place and strong leasing fundamentals, we’re positive regarding the valuation the property can give either investors and workplace occupants.”

US-based global property assets supervisor Hines has already attained an office complex in Seoul, South Korea, the business revealed on Oct 14.

Hines intends to attain the LEED Operation and Maintenance Gold certification by boosting its sustainability efficiency. LEED stands for Leadership in Energy and Environmental Design, a globally utilized green property score system.

This is Hines’ second office investment in the nation. In June 2022, the business obtained the 322,917 sq ft Westgate Tower office building in Seoul’s CBD.

While Hines did not reveal the economic terms of the transaction, several Korean news outlets revealed in August that the structure had been brought KRW320 billion ($ 308 million) to Gravity General Private Real Estate Investment Company No. 8, a unit under Korean investment firm Gravity Asset Management.

The establishment was bought from Hanssem, one of the largest furniture producers in South Korea. Hanssem is going to maintain its head office at the building beneath a long-term lease.

Hines has apparently acquired 87% of the preferred stock in Gravity General Private Property Investment Company No. 8.

Found at 179 Seongam-ro, Mapo-gu, Seoul, the office building inhabits over 710,418 sq ft all over 22 storeys. It is situated in Seoul’s Digital Media City, which is home to South Korea’s largest media and broadcasting firms.

“Hines views sustainability as a valuation creation method. Energy conservation gauges lessen serviceable costs, and catering to lessee wellness has benefited leasing. We’re positive that Hanssem will likely be another sample of how we have the ability to replicate results,” Lee states.
